Create a local property contact plan

Identify who holds the keys, who lives at or checks the house, and what that person is authorized to do. Record the date of the last visit and any conditions that were not inspected. Do not ask a neighbor to make legal decisions or enter occupied areas without permission. A brief factual visit summary can help remote decision makers, but it should not be presented as a professional inspection or proof that the property has no defects.

Keep estate and sale records connected

Store a non-sensitive summary of the house, known expenses, contents decisions, and offers for the estate coordinator. Send legal and identity records only through channels agreed with the attorney or escrow. Ask which signers must be available and how remote signatures would be arranged. Compare a direct sale with local listing support using realistic travel, management, and preparation costs. Do not promise a distribution date to heirs based on a preliminary offer or an assumed closing schedule.
